Capital Alliance offers investors superior fixed-income yields through investment funds and individual trust deeds secured by residential and commercial real estate loans.

Our individual trust deeds have the same attributes as those in the Funds, but are offered up to ten investors for each trust deed. Loans for the Funds are originated or purchased with equity funds provided by nearly 500 Accredited Investors to date, coupled with funds from institutions such as Franklin Bank and Gateway Bank.

Each month since 1996, we have distributed income to our Fund investors ranging between 7.00% and 11.00% on an annualized basis.

Participants in our Dividend Reinvestment Program earn a higher return due to compounding. Individual trust deed investors earn the prevailing coupon on the trust deed they purchase, which currently range between 10% and 11.25%, net of a 0.75% servicing and administration fee.

Investors enjoy high yields from the Funds due to its loan funding activity which is focused on providing real estate loans to borrowers with two basic profiles:

  1. Real estate investors seeking bridge (or mezzanine) financing in order to complete rehab or development activity such as condo-conversions.
  2. Homeowners who may have a difficult time obtaining loans elsewhere due to poor credit ratings, ill-health, divorce, bankruptcies, and/or current or past foreclosures.

Borrowers with these profiles are willing to pay higher interest rates because of their situations do not conform to the basic underwriting parameters of traditional institutional lenders. They require a lender that can quickly assess their situation and fund their loan.

The Funds specializes in providing bridge or mezzanine financing, secured by single and multi-family residential and mixed-use properties with a loan-to-value of 75% or less.
